Here within our Asylum Accommodation and Support Services Contract (AASC) we focus on assisting individuals through the asylum system, ensuring that vulnerable asylum seekers have access to the support they need along with a high standard of accommodation. 

 

We are looking for a Portfolio Manager to join our Property Team where you will hold responsibility for the Northwest and Midlands. The key purpose of the role is to actively manage the portfolio to the required quality standards and at the lowest full-life cost. This will be through improving or off-boarding existing properties with focus on poor-performing properties. Working with key internal and external stakeholders to identify a pipeline; develop, implement and monitor an action plan and provide meaningful data to the Contract. The role will also focus on negotiating landlord rental amounts and refurbishments, ensuring properties are providing good value for money.

 

First and foremost, you must have a comprehensive understanding of regulatory and statutory residential property standards and possess a good working knowledge of Local and National residential property legislation. (Housing Act 2004, Homes Act 2018). It is also imperative that you have knowledge of economical property trends in the private rented sector and the ability to interpret performance data and provide reports in various formats.

 

Building relationships is a must so your excellent communication style will be clearly evident to achieve in addition further accountabilities including:

 

  • Ensuring all improvements and uplifts to the properties are compliant and at AASC on-boarding standard.
  • Collaboration with the Property Negotiators to identify opportunities for acquisition where properties are to be replaced on a like-for-like basis.
  • Works with Field Operations on identifying related opportunities such as planned and preventative maintenance.
  • Sustaining a good relationship with large landlords and investors and managing any material issues ranging from rent reviews through to lease and quality standards.
  • Responsible for negotiating and managing rental reviews through to lease and quality standards with landlords and investors across the portfolio.  
  • Managing the property hand-back process across the portfolio

 

 

Lastly, your flexibility to drive the success of our AASC will mean you bring flexibility to travel within the regions and occasionally within the UK (a valid UK driver’s licence is essential and complete Regular visits to properties and landlords, agents and investors).

 

This role requires Security Clearance at CTC level (Counter Terrorism Check) and also CRB clearance.
