Full time – 37.5 hours per week

Salary - £23,805 to £28,483 depending on experience, plus Serco Benefits.

Main Purpose:

The Building Support Assistant (BSA) shall undertake works, under the guidance of the Technical Management team, technicians, and craftsman, on all aspects of engineering plant and equipment for both planned and reactive maintenance. Undertake planned maintenance and reactive repairs, working from training programmes, work procedures and operational manuals, recording and logging readings, carrying out basic adjustments and repairs with careful documentation and recording on service sheets and work orders. Carrying out ductwork cleaning, filter changing, lamp and tube replacement including cleaning plant, equipment, plant rooms, plenums and electrical sub-stations as required. To be prepared to work in high risk, and challenging areas ensuring all safety measures to prevent danger, avoid injury and prevent damage to equipment are fully implemented. Ensure that works are completed or communicated, even if it means working longer than the designated working hours. Provide cover for BSA shift cover and holidays as required. Be able to undertake Authorised Person, Skilled Person, Competent Person roles and responsibilities for disciplines as required.

Main Accountabilities: 

  • To work in accordance with the requirements of the Scottish Health Technical Memorandums (SHTM’s), and other applicable legislation under the guidance of supervisors, technicians, and craftsmen.
  • To manage own workload and a level of responsibility for Building Support Assistants
  • To be responsible to undertake competent based technical tasks such as Legionella remedial works to TMV’s AHU filter changes, light fitting replacements, low risk controlled isolations.
  • To be prepared to work in hazardous areas taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
  • To actively participate in the operation and control of engineering planned preventative maintenance schemes.
  • Actively participate in the operation of the Computer Aid Facilities Management (CAFM) system labour control by completion of paperwork for all work orders, service sheets and logbooks or electronic logger.
  • Work overtime to carry out emergency repairs as required by management.
  • Recall to work should the need arise.
  • Undertake essential repair works and general maintenance activities at the request of the Senior Technician’s and Site Engineer’s.
  • To liaise with Senior Technician’s and Site Engineer’s regarding plant or equipment failures and observations.
  • Assist technicians and craftsmen with technical maintenance diagnostic fault finding and repair.
  • Carry out planned preventative maintenance (PPM) inspections, schedules and tasks, unsupervised where considered safe and appropriate.
  • Escort contractors as required.
  • Complete all report sheets, work orders, logbooks, and test certificates as necessary.
  • Operates within constraints of permit to work systems.
  • Immediately notifies the Senior Technician’s and Site Engineer’s of any deviation from the regulations.
  • Follows guidance as laid down operation and maintenance manuals.
  • Uses all relevant tools and equipment within safety guidelines as necessary for the completion of works.
  • Ensure that works are completed or communicated, even if it means working longer than the designated working hours.
  • Ensuring that information regarding works not completed or works required are conveyed to other members of staff.

 

What you will need for the role:

 

  • Recognised industry training (NVQ’s – technical task specific) and health and safety awareness/ certification.
  • Experience of working within a building services maintenance environment.
  • Accuracy and attention to detail.
  • IT skills.
  • Ability to work to tight deadlines in a demanding environment.
  • The post holder will be multi skilled in a variety of tasks and use of equipment.
  • Occasional manual handling
  • Computer and keyboard skills obtained through experience and practice.
  • Extended working days to meet needs of the service.
  • Occasional risk of dealing with dissatisfied or distressed staff, patients, and visitors
  • Frequent walking
  • Maintain verbal and written communication systems within the department.
  • Maintain verbal and written communication systems with external suppliers and delivery personnel.
  • Motivate and develop staff engaged in the service.
  • Perform a craft or trade function if required.
  • Enter technical areas of the building – roof space, plant room, confined spaces, boiler house and energy centre.
